A worn mixing valve can send scalding water to your taps even when the tank itself is new, so pairing the two jobs together just makes sense. The new valve is visible in the photo, brass fittings gleaming against the copper pipework above the tank.

The cabinet doors were open, a small bucket sitting under the P-trap, tools laid out on the floor. That's where we found this Beacon Hill South kitchen drain when we arrived. The sink had stopped draining, and the tangle of pipes beneath the double basin told us the clog was somewhere downstream in the line.
We brought in a powered drain snake, the red Milwaukee unit you can see in the photo, and fed the cable through the drain line to break up whatever had built up inside.
