There was a towel laid out on the cabinet floor when we arrived. That's usually the first sign. A homeowner in Ottawa had noticed water pooling under their kitchen sink and called us to figure out where it was coming from.
Opening the cabinet doors told the story pretty quickly. The setup is a double-basin sink with a brass drain assembly connecting both sides, and a grey plastic P-trap branching off to the left. It's a fairly busy little space under there. The P-trap connections were the likely culprit, and on closer inspection that's exactly where the leak was originating.
We sorted out the P-trap, made sure all the slip-joint fittings were properly seated and snug, and checked the rest of the drain assembly while we were in there. The brass crossover pipe looked older but was holding fine. No need to touch what isn't broken.
After we finished, we ran both basins to confirm everything was dry. The towel on the floor stayed dry too. That's the real test.

A bathtub that stops draining disrupts the whole morning routine. Standing water, nowhere to go, and a shower that is basically unusable until it gets sorted.
We recently visited a home in Ottawa where the bathtub had come to a complete stop. The before photo shows water pooling around the drain. The after photo shows a clean, clear tub with no standing water in sight.
It is a gradual thing, usually. Hair, soap residue, and everyday debris build up inside the pipe over time. Slowly at first, then one day nothing moves at all. Snaking the drain pulls that blockage out cleanly, without harsh chemicals or guesswork.
This is one of the most common calls we get in Ottawa, and it responds well when handled properly. No mystery to it. Just getting in there and clearing it out the right way.

The handle just wouldn't go all the way off. That was the problem a homeowner in Old Ottawa South brought to us. Their Delta bathtub faucet kept running no matter how far they turned it, a slow but steady waste of water every single day.
The cartridge inside had worn out to the point where it could no longer seal properly. Turning the handle further didn't help.
We swapped out the old shower cartridge for a fresh Delta replacement, and fitted a new handle to go with it. Clean, centred against the tile, sitting neatly in place. Simple, tidy, done right.
Cartridge wear is pretty common on single-handle shower and tub faucets. It happens gradually, so a lot of people put up with it longer than they should. A straightforward fix like this saves water and brings back full control over your tap.
If you've got a faucet that won't shut off completely, or one that's getting harder to turn, we're easy to reach. Give us a call at 613-227-7465 and we'll sort it out.
Water was showing up in the condo below. That is never a good sign. In this Hintonburg building, it pointed straight to the toilet on the floor above. The wax ring had failed.
That humble ring sits between the base of the toilet and the floor flange. When it gives out, every flush sends a small amount of water seeping downward. Over time, it finds its way through the subfloor and into the unit below.
We lifted the toilet completely off the floor and inspected the flange. It was cleaned up before anything else went back in place. Then we set a fresh wax ring, carefully reset the toilet, and made sure it was level and seated properly. The bolts were tightened evenly so the base would not rock. A rocking toilet is usually what breaks the seal in the first place.
Once everything was back together, we confirmed there was no movement at the base and no sign of leaking. The tenant upstairs was good to go, and the neighbour downstairs could stop worrying about water coming through their ceiling.

The old tank was already out when we snapped the before photo. Pipes exposed, tools on the floor, insulation pulled back. That mid-job moment where everything looks a little chaotic before it comes together cleanly.
A homeowner here in Ottawa called us when their electric water heater finally gave out. We swapped in a Bradford White 40-gallon electric unit, a solid, reliable choice for a home this size. Along with the new tank, we replaced the mixing valve, which is something worth doing at the same time. A worn mixing valve can affect your water temperature and, more importantly, your safety. Fresh tank, fresh valve, everything dialled in properly.
The after photo tells the story. Clean copper connections up top, the new tank sitting neatly in the utility space, and all the piping reconnected properly. No clutter, no makeshift fixes. Just a straightforward install done right.
This was a returning client, and we always appreciate that trust. It means something to us.

An outdoor faucet that leaks into the basement is not something to ignore. We see this fairly often in The Glebe, especially in older homes where the original hose bibs have been through decades of winters.
The usual culprit is a frost-free hose bib that has worn out. These fittings are designed to keep water away from the exterior wall when temperatures drop, which prevents freezing inside the pipe. When the internal seal or components fail, water can travel back through the wall instead of draining properly. That moisture ends up in the basement.
Replacing the hose bib is a straightforward repair. We remove the old fitting, check the surrounding connections, and install a new frost-free model fitted cleanly against the siding. Done right, it seats flush with the exterior wall and keeps water moving in the right direction.
The fix itself does not take long, but the damage from leaving it can. Water quietly seeping into a basement through a whole season adds up. Catching it early makes a real difference.
