About these ranges: figures are estimated planning ranges for common residential situations in Ontario, not quoted or guaranteed prices. A licensed technician confirms the scope on site and gives you a written quote before work begins. Hidden damage, access, materials, permits, code work, and additional repairs can change the final price. All amounts in Canadian dollars.

Why the same problem can have two prices

Two homeowners call about replacing a water heater. On paper it’s one job. In the mechanical room, it’s two.

🏠 House one
Simple swap
  • ✅ Straight like-for-like swap, same fuel and venting
  • ✅ Shut-off valves turn cleanly and hold
  • ✅ Clear access, venting and shut-offs in good shape
Typical range $2,599–$2,799
🏠 House two
Scope grew
  • ⚠️ Valves weep when turned and won’t fully close
  • ⚠️ Venting needs correcting before the new tank goes in
  • ⚠️ Tank can’t be isolated until valves are replaced
Typical range $3,050–$3,400

Nothing went wrong in the second house. The scope was simply larger the moment the cabinet door opened. That’s why a phone number is a planning number, and the quote comes after someone looks. The variables are consistent across almost every job: repair vs. replace, who supplies the fixture, whether existing valves and lines are reusable, access, and whether code or permit work is triggered. Hourly math isn’t what drives the difference.

🔥 Water Heaters

What water heater replacement costs

The single biggest driver is what you already have. The venting, gas capacity, and electrical supply in your utility room were built around that system. Not sure which one is yours? Look at the top of the tank:

Electric tank

No burner, no vent pipe on top.

$1,899–$1,999
🏭
Natural draft gas

A metal vent pipe rising toward a chimney.

$2,599–$2,799
🌀
Power vent gas

A small fan and a plastic pipe running out through a wall.

~$3,200
📦
Tankless

No tank at all, just a box on the wall.

$4,900–$6,800
✅ Like-for-like is the predictable version

The connections are already sized and routed for your system, so the work is removal, placement, and reconnection. More on the water heater installation page.

⚠️ Changing system type is a different project

Natural draft to power vent or tankless can involve new venting, a larger gas line, an electrical outlet that was never there, and clearance requirements. Conversions are confirmed on site, not quoted from a category.

🤔 Is tankless worth it?

Worth considering if you run out of hot water regularly, want the floor space back, or plan to stay long enough for the efficiency to matter. A larger upfront number, and the branch where an on-site assessment changes the answer most often. See tankless water heaters.

Furnaces & Heating

What furnace repair and replacement costs

Furnace pricing splits into three very different jobs: a repair visit, an annual tune-up, and a full replacement. A no-heat call is usually a failed igniter, flame sensor, or capacitor, which sits at the bottom of the repair range. Replacement scales with the efficiency tier and the state of your venting and ductwork.

Typical furnace ranges (estimates, CAD)
Annual tune-up & safety inspection$189–$289
Diagnostic + common repair (igniter, sensor, capacitor)$349–$649
Larger component repair (blower motor, control board)$649–$1,400
High-efficiency furnace replacement, installed$4,900–$7,500
What moves the number
  • Age and parts availability for your model
  • Efficiency tier and furnace size (BTU) on a replacement
  • Venting and ductwork condition, confirmed on site
  • Whether repairs on an older unit still make financial sense; an honest assessment comes before any quote
Gas Service Calls

What gas line and appliance work costs

Gas work is licensed work: hookups, new lines and modifications are done by certified gas technicians and finish with a pressure and leak test. Pricing follows the run: connecting an appliance to an existing line sits at the low end, and a new line run scales with distance, wall penetrations and meter capacity.

If you smell gas right now: do not use switches or phones inside, leave the home, and call your gas utility's emergency line and 911 from outside. A service visit comes after the utility has made the site safe.

Typical gas service ranges (estimates, CAD)
Appliance hookup (stove, dryer) & leak test$299–$549
Move or cap a line during a renovation$349–$899
New gas line run (BBQ, range, garage heater)$699–$1,600
Leak investigation (after the utility check)From $189
What moves the number
  • Distance of the run and how many walls or floors it crosses
  • Whether the meter and existing line can carry the added load
  • Interior finish work after penetrations, if any
  • Appliance conversion parts, where required
📋 Quote Checklist

What an upfront quote should make clear

Whoever you hire, a good written quote answers these without you having to ask. Got a quote in hand? Tap the ones yours already answers.

Your quote answers {{ checkCount }} of 10

The last two get skipped more often than anything else on the list, and they’re the two most likely to change what you actually pay.

🚨 When an online range is not enough

A cost range helps you plan, but two situations skip the planning stage: if you smell gas, leave the home and call your gas utility’s emergency line and 911 from outside before anything else; and if the heat is out in an Ottawa winter or a water heater is actively leaking, call rather than compare ranges. Priority visits exist for exactly these.

You can smell gas anywhere in the home
A carbon monoxide alarm is sounding
The heat is out during a cold snap
The water heater is actively leaking
Soot, scorching, or burning smells near the furnace
The pilot will not stay lit, or the burner short-cycles constantly
The project involves new gas lines, venting changes, or a fuel conversion
Permits or more than one trade are involved
💡 If the water heater is leaking and you can reach its shut-off valve safely, closing it is the first useful thing you can do. For gas, do not touch anything: leave and call the utility from outside. Then call us.

Why homeowners call John The Plumber

If you’re comparing quotes, the useful comparison isn’t the number by itself. It’s the number next to what’s included, what happens if something turns up behind the wall, and who puts the space back the way it was. You can read how upfront quoting works on the upfront online estimates page.

Water Heater in Ottawa

The old tank had been leaking for a while, and rust staining had worked its way down the wall behind it. We replaced it with a new 60-gallon Bradford White electric unit and added a proper shut-off valve, so the water can be isolated quickly if anything ever needs attention.

Gas Range Hookup in Centretown, Ottawa

A kitchen renovation swapped electric for gas. We ran the new line from the basement, connected the range, and finished with a full pressure and leak test before the countertop crew came back in.
